Celina’s Light Farms community in Collin County, already one of North Texas’ most successful residential projects, hopes to woo older buyers with a new neighborhood.
The 1,070-acre development is adding a phase of housing for active older residents. Called Sweetwater, the neighborhood will have single-story homes built by Taylor Morrison.
Developer Republic Property Group says the subdivision will have building sites for 170 homes for baby boomers and empty nesters.
“We believe the strongest and most-welcoming communities develop over time thanks to balance and diversity in all that they offer residents,” Tony Ruggeri, co-CEO at Republic Property Group, said in a prepared statement. “The Sweetwater neighborhood will offer homebuyers that want to call North Texas home a new way to enjoy life at Light Farms.”
Light Farms is the latest among several large suburban residential communities seeking to attract aging buyers with smaller, single-story homes. Opened in 2012, Light Farms has sold more than 1,000 homes.
Light Farms includes 240 acres of parks and green space, a community recreational lake, five community pools, and hiking and walking trails.
The Sweetwater community will have its own amenities center and pool. The first model homes in the project will be ready this summer.
